Dreaming of a canal home with a boat lift, retiring near the Caloosahatchee, or already a Lee County Veteran? Can I use a VA loan on a Cape Coral canal home? Yes. A canal home works like any other home on a VA loan, with $0 down if you have full entitlement, as long as you’ll live there full time. The extra homework is the water: have the seawall, dock and boat lift inspected, pull the elevation certificate, and price flood and wind insurance before you make an offer.

Lee County

Where Veterans buy around Fort Myers and Cape Coral

The Caloosahatchee River splits the area: Cape Coral and its canals on the west bank, Fort Myers on the east, and newer communities spreading south toward Estero and east toward Lehigh Acres.

Cape Coral

West of the river, home of the Lee County VA Clinic

Popular areas: Southeast Cape, Southwest Cape, Pelican, Northwest Cape

The VA clinic is on Diplomat Parkway East. Canal lots add a seawall and often a dock and boat lift to inspect.

Fort Myers

East bank of the Caloosahatchee

Popular areas: McGregor Boulevard corridor, the River District, Whiskey Creek, Iona, Cypress Lake

Older riverfront and bayfront streets. Ask what water reached the house during Ian and what was repaired.

Lehigh Acres and Alva

Inland, east of I-75

Popular areas: Lehigh Acres, Gateway, Buckingham, Alva

Lower prices and more newer single-family homes. Expect well water and a septic tank on a lot of Lehigh Acres lots.

Estero and Bonita Springs

South Lee County toward Naples

Popular areas: Estero, San Carlos Park, Three Oaks, Bonita Springs

Gated and planned neighborhoods where HOA dues and district fees are common. The Naples VA Clinic can be a closer drive than Cape Coral.

Canal homes and boating

Buying on one of Cape Coral’s canals

Cape Coral has more than 400 miles of canals, and many of them connect to the Caloosahatchee River and the Gulf. Not every canal does, though, and the route out can matter as much as the house: how far you are from open water and what clearance the bridges along the way leave for your boat. Ask your agent which kind of canal a home sits on before you fall for it.

The seawall is part of the house

On a canal lot, the seawall holds your yard in place, and repairing or replacing one is usually the owner’s cost. Have it inspected along with the dock and boat lift, and ask about its age and any repairs since Ian.

Waterfront costs in the payment

Canal homes usually carry higher flood and wind premiums than homes a few streets inland. Price both before you write an offer so the payment you qualify for is the payment you’ll really have.

After Hurricane Ian

What Ian changed for Lee County buyers

Hurricane Ian made landfall in Lee County in September 2022, and its storm surge flooded Fort Myers Beach, Sanibel, Pine Island and many low streets along the river and the bays. Thousands of homes have been repaired or rebuilt since. In FEMA flood zones, when repairs cost more than half the building’s value, the home generally has to be brought up to current flood rules, which often means elevating it. That’s why you’ll see brand-new raised homes next to older houses at ground level.

For you as a buyer, ask for the permits on any storm repairs, the elevation certificate, and the flood claim history. A home rebuilt to today’s standards may cost more to buy and less to insure.

Schools

School districts around Fort Myers & Cape Coral

Lee County has a single countywide public school district, so every area on this page falls in the same one.

Lee County

Property taxes: the number to check on every address

In Lee County, homeowners pay about 0.79% of their home’s value in property tax each year on average. That average is held down by Florida’s homestead exemption and the Save Our Homes cap, which limits how fast a homestead’s assessed value can rise. When a home sells, its value resets to market value, so a new buyer usually pays more than the seller did, and two homes a mile apart can differ a lot.

Disabled Veteran exemptions

Who qualifiesFlorida exemption
Service-connected disability of 10% or more$5,000 off assessed value
Age 65 or older with a combat-related disabilityTax discount equal to your disability percentage
Service-connected total and permanent disabilityFull exemption on your homestead

What that’s worth in Fort Myers & Cape Coral: on a $350,000 to $425,000 home in Lee County at the county’s average 0.79% effective rate, a full exemption removes at least $2,800 to $3,400 a year in property taxes. A new buyer’s bill is usually higher than that average, so the real savings is often more.

  • These stack on top of Florida’s regular homestead exemption of up to about $50,000.
  • Non-ad valorem assessments (like solid waste or fire fees) can still apply.
  • Eligible surviving spouses may keep the exemption.

You apply with the county property appraiser once you own and live in the home. How Florida’s exemptions work

What this means at closing

  • Your estimate uses taxes on the price you pay, without exemptions, until your homestead and Veteran exemptions are on file.
  • Florida property taxes are billed once a year in November, with a discount for paying early. Most VA loans pay them from escrow.
  • File your homestead exemption with the property appraiser by March 1 after you move in.
  • My team uses the exact taxes for your address in your estimate.

Florida benefits for disabled Veterans

Average effective rates are median property taxes paid divided by median home value for owner-occupied homes, from the U.S. Census Bureau’s American Community Survey 2020–2024 5-year estimates. They include exemptions and caps current owners already receive.

Florida homeowners insurance

Price insurance before you write an offer

In Florida, insurance often changes your payment more than the interest rate does. Get quotes early, while you can still walk away. Homeowners insurance on a Florida VA loan

Wind mitigation inspection

A wind mitigation report documents features like roof shape, roof-to-wall connections and storm shutters or impact windows. Insurers give credits for them, and the savings can be large. Ask the seller for a recent one or order your own.

Roof age and 4-point inspections

On older homes, insurers often require a 4-point inspection of the roof, electrical, plumbing and heating and cooling. An older roof can make a home hard to insure, so ask its age first. The VA appraisal also checks the roof.

Flood zones

If the home is in a FEMA high-risk flood zone, flood insurance is required. Even outside those zones, flood coverage is worth pricing near the coast, rivers and low areas. An elevation certificate can lower the cost.

Hurricane season and closing

When a named storm threatens the area, insurers can stop writing new policies until it passes. If you’re closing during hurricane season, bind your policy early so a storm doesn’t delay your closing.

Buying a condo? It has to be VA-approved, and Florida’s condo safety laws now require structural inspections and funded reserves for many buildings three stories or taller, which is raising dues and special assessments. My team checks the association before you commit. VA condo approval in Florida

CDD fees

The extra district fees in newer communities

Many newer Lee County communities, especially around Estero, Gateway and the I-75 corridor, sit inside a community development district (CDD). The district charges a yearly assessment that’s billed on your property tax bill, in addition to county, city and school taxes.

  • That assessment is part of your escrow, so it raises your monthly payment and my team includes it when we qualify you.
  • If you buy new from the builder, state law makes the contract name the district and warn, in large bold type, that it can levy its own taxes and assessments.
  • We pull the exact assessment for the address rather than an average for the community.
Flood, wind and insurance

Flood zones, wind and insurance in Lee County

Much of coastal Lee County is low and close to tidal water, and FEMA flood zones can differ from one lot to the next. Any home inside a FEMA Special Flood Hazard Area must carry flood insurance to close on a VA loan.

  • Ask for the elevation certificate. A raised, newer home can price very differently from the older house next door.
  • Windstorm premiums vary a lot with roof age, shutters and impact glass. A wind mitigation inspection documents those features for credits.
  • Older roofs can limit your insurance choices. Get quotes before you make an offer.
  • Riverfront and beach condo buildings need VA approval before a VA loan can be used there. VA condo approval in Florida
Moving to Fort Myers & Cape Coral

Buying from another state

  1. Get pre-approved before you house-hunt. Retirement pay, VA disability pay, Social Security and wages all count. My team can pull your Certificate of Eligibility for you.
  2. Pick the area, then the home. Tell my team whether you want a canal home, something inland like Lehigh Acres, or a newer community near Estero, and we’ll connect you with a Lee County agent who knows VA offers and seawall inspections.
  3. Close before you arrive. Florida allows remote online notarization, so many closings can be signed from wherever you are.
  4. Move in and file your homestead. A VA loan is for the home you live in, usually within about 60 days. File your Florida homestead and any disabled Veteran exemption by March 1. Florida also has no state income tax on your retirement pay.
Retiring or separating in Fort Myers & Cape Coral

Retiring on the Caloosahatchee

Boating, a VA clinic in Cape Coral and no state income tax bring a steady stream of Veterans to Lee County.

Why Veterans settle in Fort Myers & Cape Coral

  • A VA clinic in Cape Coral: the Lee County VA Clinic handles everyday care, with clinics in Naples and Port Charlotte nearby.
  • On the water: canal and river access for boaters on both sides of the Caloosahatchee.
  • No Florida income tax: nothing is taken from your military retirement or Social Security by the state.

Qualifying after you separate

  • Military retirement pay and VA disability pay both count as income. VA disability isn’t taxed, which helps your numbers.
  • Starting a civilian job? A signed offer with a start date can be used to qualify. Tell my team your separation and start dates early.
  • Your benefit doesn’t expire. If you sold your last VA home and paid off that loan, your full entitlement comes back.
If you have a VA disability rating

The benefits that stack in Fort Myers & Cape Coral

Disabled Veterans can combine federal and Florida benefits that most buyers never hear about. Together they can lower your cash to close and your yearly taxes.

  1. No VA funding fee. Veterans who receive or are entitled to VA disability compensation are exempt. If your rating is awarded after closing with an effective date before it, you may be due a refund.
  2. Disability pay counts as income toward qualifying, alongside any retirement pay or wages.
  3. Florida property tax relief. A full homestead exemption with a total and permanent rating, $5,000 off assessed value at 10% or more, and a combat-related discount at 65 and older. On a $350,000 to $425,000 Fort Myers & Cape Coral home, a full exemption is worth at least $2,800 to $3,400 a year. See the tax section
  4. More Florida benefits at 100%. Florida offers other benefits to Veterans rated 100%, from license and park fees to education benefits for dependents. 100% VA disability benefits in Florida
  5. Adaptive housing grants. Veterans with certain severe service-connected disabilities may qualify for a Specially Adapted Housing or Special Housing Adaptation grant, which can be used with a VA loan to buy, build or modify an accessible home.

Waiting on a claim? Tell my team. Your expected rating can change your funding fee and your taxes, so we plan around it.

Guard, Reserve and surviving spouses

The VA benefit isn’t only for active duty

National Guard and Reserve

You can earn VA loan eligibility through six years of Guard or Reserve service, or through qualifying active-duty time such as a federal activation. Your Certificate of Eligibility confirms it, and my team can pull it for you. VA loan eligibility

Surviving spouses

If your spouse died in service or from a service-connected disability, you may be eligible for a VA loan with the same $0 down benefit. Surviving spouses who receive Dependency and Indemnity Compensation (DIC) don’t pay the funding fee, and Florida’s disabled Veteran property tax exemptions can continue for an eligible surviving spouse. We handle these files with extra care. VA loans for surviving spouses

Kept a home at your last duty station?

You don’t have to sell it to buy in Fort Myers & Cape Coral. Your remaining entitlement can often buy your next home with $0 down while the first one stays a rental. VA entitlement calculator

Buying a home with an assumable VA loan

Some Fort Myers & Cape Coral sellers have older VA loans with low rates you may be able to take over. The seller’s loan servicer handles the assumption itself. My team can finance the second loan that covers the gap between the loan balance and the price. Assumable loan calculator

Hold on to your rate when you move

Moving again later? You can keep your Fort Myers & Cape Coral home as a rental and keep its VA loan and rate in place. Your homestead exemption ends when it stops being your home, so plan for higher taxes on a rental.

Local know-how

What trips up Fort Myers & Cape Coral buyers

Utility assessments in parts of Cape Coral

Some Cape Coral neighborhoods are still being connected to city water and sewer, and the city charges an assessment for that work. Ask whether it’s paid off or still owed, because it can show up on the tax bill.

Wells and septic inland

In Lehigh Acres and parts of north Cape Coral, many homes have a private well and septic system. The VA appraisal can call for a water test, so leave room for it in your timeline.

Pool cages and lanais

Screened pool enclosures are everywhere here, and many insurance policies limit what they pay for one after a storm. Ask your agent how a screen enclosure is covered before you choose a policy.

Seasonal listings

Many sellers are part-year residents, so homes can sit empty in summer. Ask about humidity control and how the home was checked while it was closed up, and look closely for moisture in the inspection.

Land and new construction

Want to build in Lee County?

Lehigh Acres, north Cape Coral and the land east of I-75 still have buildable lots for Veterans who want a new home raised and built to today’s codes. A VA one-time-close construction loan covers the land and the build in one loan: $0 down up to $1 million, with a 620 minimum credit score. New homes built to Florida’s current wind codes are often easier and cheaper to insure.

Fort Myers & Cape Coral VA loan FAQs

Questions from Fort Myers & Cape Coral Veterans

How much do I need down for a VA loan in Fort Myers & Cape Coral?

Nothing, if you have full VA entitlement. There is no VA loan limit with full entitlement and no monthly mortgage insurance. The VA funding fee can be rolled into the loan, and Veterans who receive VA disability compensation are exempt from it.

Can I buy a home in Fort Myers & Cape Coral before I move to Florida?

Yes. You can be pre-approved, shop remotely and close before you arrive, as long as you intend to move in and make the home your primary residence, usually within about 60 days. Retirement pay, VA disability pay and Social Security all count as income.

What credit score do I need for a VA loan in Fort Myers & Cape Coral?

There is no minimum credit score on a standard VA purchase or refinance with my team. We look first at your residual income, the money left each month after your housing payment and bills. VA construction loans start at a 620 score.

Do disabled Veterans pay property taxes in Lee County?

Florida Veterans with a service-connected total and permanent disability can be fully exempt from property taxes on their homestead. Veterans rated 10% or more get $5,000 off their home’s assessed value. Veterans 65 or older with a combat-related disability can get a discount equal to their disability percentage. These come on top of Florida’s regular homestead exemption.

Why will my property tax bill be higher than the seller’s?

Florida’s Save Our Homes cap limits how fast a homestead’s assessed value can rise while the owner keeps it. When the home sells, the value resets to market value for the new owner. So the seller’s tax bill can be much lower than yours will be. My team estimates your taxes on the price you pay, not the seller’s bill.

Can I use my VA loan in Fort Myers & Cape Coral if I still own another home?

Often, yes. If you keep your current VA home as a rental, your remaining entitlement can usually buy your Fort Myers & Cape Coral home with $0 down up to a certain price. Above that, you put 25% down on the difference. My team checks your exact numbers from your Certificate of Eligibility.

Can a surviving spouse get a VA loan in Fort Myers & Cape Coral?

Yes, if you are an eligible surviving spouse, for example of a service member who died in service or from a service-connected disability. Surviving spouses who receive DIC are exempt from the VA funding fee.

Do I need flood insurance for a canal home in Cape Coral?

Yes, when the lot is mapped in a FEMA high-risk flood zone, which covers a lot of the canal system. Even when it isn’t required, it’s worth pricing on the water. Ask for the elevation certificate, because it can change the premium a lot.

VA one-time-close construction loan

Some agents on my team were more responsive than others. But the VA One Time Close Construction Loan is a big and complicated one. A lot of waiting involved and some miscommunication, but that happens with project like this. I believe Shirley’s team handled my loan better than any other lender I could have used. In the end, I know I was in good hands.

Problem solved fast

Ms Shirley and her team were among the top teir customer service representatives I have ever had the pleasure of working with. I'll admit, I was apprehensive at first, given the number of people that had their hands in everything. Tends to lead to confusion and things getting messed up, which takes time to fix. I brought an issue to Ms Shirley and without hesitation, calls the team members involved and conferences the issue. Absolutely stunned when that happened. This goes to show you the dedication of this team and I would absolutely recommend them to anyone! Thank you and I can't say it enough. Still hope for humanity yet.
