How a rating helps a Florida homebuyer
- No VA funding fee. If you receive VA disability compensation at any rating, the funding fee is waived. The calculator shows how much that saves on your loan.

- Income that goes further. Compensation is tax-free and counts as income when you qualify, which raises your residual income.

My disability claim is pending. Can I still avoid the funding fee?
If your rating is approved after you close and is effective on or before your closing date, you may be able to get the funding fee refunded. Let my team know about a pending claim when you apply.
How do I get a Florida property tax exemption?
Exemptions are handled by your county property appraiser, not by the lender. Once the home is your homestead, apply with the property appraiser’s office and bring your VA award letter. Deadlines and rules are set by the state and the county, so check with your county.
Does the calculator include the bilateral factor?
No. It follows VA’s combined rating method without the bilateral factor, so your actual rating could be slightly higher. VA’s rate tables and your award letter are the final word.
