A VA one-time-close construction loan wraps the lot, the build and your permanent mortgage into a single closing. An interest reserve account, funded inside the loan, pays the interest while the home is built, so you don’t make construction payments out of pocket. Once the home is finished, the loan becomes a standard VA mortgage.

The interest reserve pays the interest during the build, so you make no construction payments out of pocket. Everything needed to finish the home must be included in your builder’s fixed-price contract. Any contingency that isn’t used is applied to your principal when the loan converts after the build, which can lower the payment shown. Figures assume a 12-month build. Property tax is figured on the completed value; the tax rate and insurance amount are placeholder Florida estimates, so replace them with real numbers (and add flood insurance if the lot is in a flood zone). Building in Florida
- Use a licensed, approved builder. The builder has to be approved by the lender before closing, and the contract has to be fixed-price and cover everything needed to finish the home. Owner-builders aren’t allowed. If you already have a builder, ask them to reach out to my team early.
- Your lot can help. If you own the lot free and clear, its value counts toward the finished home. If you still owe on it, the payoff can go into the construction loan.
- Plan for insurance early. Wind and flood coverage matter in Florida. If the lot is in a flood zone, flood insurance may be required, so get quotes before you settle on a site and enter them in the payment section.
VA construction loans start at a 620 credit score, and larger loan amounts may need a higher score. My VA purchase and refinance loans have no minimum score. Do I need a down payment to build in Florida with a VA loan?
Usually not. Loans up to $1,000,000 can be $0 down. Above that, 5% down is required, and the calculator shows how much.
What happens if the finished home appraises low?
The loan is limited by the appraised value of the completed home, so that value needs to cover the lot and the build. If it falls short, the gap is usually closed by adjusting the plans with the builder or bringing cash.
Can I act as my own builder?
No. VA construction loans require a licensed builder approved by the lender, working under a fixed-price contract. Owner-builder projects aren’t eligible.
