Your entitlement is the portion of your VA benefit that guarantees the loan. With full entitlement, meaning you’ve never used it or your earlier VA loan was paid off and the home sold, VA sets no loan limit. Your income, credit and the lender decide how much you can borrow.

Florida county loan limits
For 2026, nearly every Florida county uses the standard VA county limit of $832,750. Monroe County, which covers the Keys, is the exception at $990,150. These limits only come into play when part of your entitlement is tied up in another VA loan. With full entitlement, there’s no VA limit. For more detail, see Florida VA home loan limits.
Buying again while you keep a home
Military families often arrive in Florida with a VA loan still open on a home somewhere else. If enough entitlement remains, you can buy your Florida home with a second VA loan and keep the first one. Above your $0-down amount, VA asks for a down payment of 25% of the difference, not 20% of the price, and the calculator shows that figure.

Questions Florida veterans ask
Can I buy a home in Florida while I still own a home with a VA loan?
In many cases, yes. If you have remaining entitlement, a second VA loan can sit alongside the first. You’ll need to qualify with both payments, and the new home has to be your primary residence. The calculator shows how far your remaining entitlement goes.
How is entitlement restored?
It comes back when the VA loan is paid off and the home is sold, or when a qualified veteran assumes the loan and substitutes their own entitlement. VA also allows a one-time restoration if you pay the loan off and keep the home.
Will I pay a higher funding fee the second time?
Any VA loan after your first counts as subsequent use, which carries a higher funding fee on $0-down purchases, even if your entitlement has been restored. If you receive VA disability compensation, you don’t pay the fee at all.
