The list below is a starting point; other borrower specific documents may be needed on a case by case basis.
VA Loan Documents: Complete Checklist for Florida Veterans
Gathering your VA loan documents early is the fastest way to move your home loan forward. Document your service records, income, assets, and property — that is what your lender needs to approve your loan.

The documents listed above are required along with the formal VA Loan application and disclosures we provide you. In many cases, some additional documents will be required. Once your information has been reviewed in detail, we will provide you a checklist of specific documentation that will be needed.
Identity & Basic Personal Documents
These documents verify your identity and address. The lender must have these before proceeding.
- Government-issued photo ID: driver’s license or U.S. Passport.
- We use your Social Security number for your credit pull and IRS verification.
- Proof of current Florida address-utility bill or bank statement, dated within 60 days.
- A divorce decree is needed if you pay or receive alimony or child support.
- Bankruptcy discharge papers-if you had a previous bankruptcy (refer to the FAQ section below).
Make sure all documents are clear and easy to read; hazy, cropped, or pixelated files often result in resubmissions.
Income & Employment Documents
Your Florida VA mortgage lender uses these documents to verify your consistent income source and that you’ll be able to pay back the loan. The specific documents that you will need for your VA loan will vary based on how you make an income.
If you are salaried or paid hourly:
- Paystubs from the last 30 days, showing two pay periods.
- Your W-2 from the last two years.
- The last two years of your federal tax return (including all schedules and pages).
- Your employer’s name and contact information (this will be used to verify your employment).
Active-duty service members need
- Latest Leave and Earnings Statement (LES)
- Last month’s LES (lenders usually ask for both)
Retired veterans need
- VA award letter with the monthly benefit amount.
- Social Security award letter (if applicable for SSA benefit).
Self-employed borrowers need
- The last two years’ federal personal and business returns.
- Year-to-date profit and loss statement.
- Last 12 to 24 months of business bank statements.
- Business license or letter from CPA verifying self-employment.

Asset & Down Payment Documentation
A significant perk of getting a VA loan is the no-money-down structure. Your lender will still want proof you have sufficient reserves to cover both your closing costs and prepaids, however.
Here is a list of required documents to show your VA loan assets:
- Bank statements from the last 2-3 months. You need to submit all bank accounts, front to back, including empty pages.
- Retirement and investment statements. You’ll need to show account statements from the last 2 months. This could include 401(k)s, IRAs, or brokerage accounts.
- Gift letter. If you are receiving some of your closing costs from a family member, you will need a signed gift letter.
- Letter of explanation. You will need this letter to account for large deposits made to any bank account within the last 60 days.
Any deposits greater than 50 percent of your monthly gross income will need a paper trail to account for. Did you sell a car? Did you receive a bonus? Did you move money between accounts? Write an explanation letter. Your loan officer can help you write it.
Debt & Liability Documents
Your lender calculates your DTI using your monthly payment obligations. So don’t try to hide what you owe – underwriters can and will find it.
- Copy of current mortgage statement (if you are a current homeowner).
- Copy of your lease agreement (if you are a current renter).
- Student loan statements that indicate the current payment amount or the ongoing repayment schedule.
- Car loan and other loan statements.
- Copy of divorce decree or child support order that states the monthly obligation.
- Letter of explanation for any credit items like collections, charge-offs, or late payments.
There are no strict limits for DTI with the VA; most lenders want it at 41% or less. As long as residual income is high enough, high DTI can be OK, and Shirley’s team knows what it takes to create a strong file for approval.
Property-Specific Documents
Once a signed Florida purchase agreement is in place between the buyer and seller, your lender will want documents specific to the property. These are standard VA home loan application documents that apply during the property stage of the transaction:
- Executed Purchase Agreement – A purchase contract that is signed by both the buyer and the seller, and which includes all addenda that are attached thereto.
- Homeowners Insurance Binder or Quote – In Florida, insurance must be verified before closing. Waterfront properties may require separate wind and flood insurance policies.
- Flood Zone Determination – For properties located in a FEMA-designated flood zone (which are numerous in South Florida).
- HOA Dues and Contact Information – For homes located within a homeowners association.
- Well and Septic Inspection Reports – For homes located on their own water supply and sewage system.
Avoid delays at closing. A Florida VA loan expert is aware of Florida-specific forms that out-of-state lenders usually overlook.
VA-Specific Supporting Documents
These documents prove your military service and activate your VA home loan benefit.
1. Certificate of Eligibility (COE)
The COE is the most important document on the VA home loan document checklist. This is proof to your lender that you have earned your VA home loan benefit. It shows your available entitlement-this is the money that you can borrow with no money down.

Refinance-Specific Documents
Already have a mortgage and plan to take advantage of your VA benefit by refinancing. You’ll need more paperwork. The VA loan documents required in Florida for a refinance will vary based on the loan type.
For a VA IRRRL (Interest Rate Reduction Refinance Loan)
- A recent mortgage statement
- Proof of occupancy ( you need to be living in the house )
- Your present VA loan number
For a VA Cash-Out Refinance
All the common income, assets, and identity forms and documentation listed above

- The latest tax bill for the home
- The declarations page of the homeowners’ insurance policy.
- Title commitment or title search done through a title company that holds a Florida license.

3. Do I Need Bank Statements For A VA Loan?
Yes. The typical VA lender will request two to three months of full statements on all accounts. Every single page of each statement (including blank pages) should be submitted. Failure to provide all the pages of a statement is a leading cause of underwriting delays.
4. What Additional Documents Are Needed For Self-Employed VA Borrowers?
Show two years of tax returns, year-to-date profit and loss statement (P&L), 12-24 months of business bank statements, and a license or CPA letter for self-employment. If your income fluctuates year to year, a CPA-prepared explanation letter will strengthen your position.
5. Can I Use Disability Income For A VA Loan?
Yes. VA disability income is nontaxable, reliable, and approved by all VA lenders. Submit a VA award letter showing your monthly disability benefit amount. With a 10% disability rating or higher, you are exempt from paying the VA funding fee, another savings directly at closing.
6. What Credit Documents Are Required For VA Loan Approval?
The lender orders your credit report directly. You do not turn in your credit papers. If there are collection items or past-due amounts on your credit report, the lender will require a letter from you explaining each one. Fix any report errors before you apply — it puts you in the strongest position.
7. Do I Need To Provide Documents For Past Bankruptcy Or Foreclosure?
Yes. Bankruptcy needs an order of discharge, and foreclosure requires an order of completion/dismissal. VA loans have time restrictions of 2 years post-Chapter 7 discharge and 1 year post-Chapter 13 payment plan. A short letter outlining the time you have shown financial recovery since then will help your application.
8. What Documents Can Delay VA Loan Approval?
Common hurdles include missing bank statements or COEs, unsigned 4506-C forms, missing pay stubs, unidentified large deposits, incomplete HOA info, or providing any DD-214 other than Member 4. By preparing your folder before submitting the application, you can avoid many of the delays.
